Case study 1
34 ready-to-live modular homes for a holiday park in North-Western Germany
As part of the expansion of an established holiday destination in north-western Germany, TLC Unit manufactured, delivered and assembled approximately 34 ready-to-live modular homes for a new accommodation zone surrounded by forests, heathland and lakes.
Two complementary configurations provided accommodation for four and six guests while maintaining a consistent architectural character throughout the development.
Specification:
A premium accommodation zone connected with nature
The project extended an existing holiday park with a separate accommodation zone offering
a higher level of comfort and a closer connection with the natural surroundings.
The investor needed a repeatable solution that could accommodatedifferent guest
capacities while maintaining a coherent architectural character across the entire development.
Large glazed areas and a restrained architectural form opened the interiors towards the landscape.
Repeating the same visual language throughout the project created a recognisable accommodation zone
while allowing each home to remain closely connected with nature.

40 modular holiday homes for a mountain development in Germany
For a large-scale recreational development in a scenic mountain region of Germany, TLC Unit manufactured 40 modular holiday homes and supported their on-site assembly.
Three complementary house types, ranging from approximately 50 to 120 m², allowed the investor to offer different levels of space while maintaining a consistent premium standard across the park.
Specification:
Three House types within one coherent concept
Three House types within one coherent concept
Three complementary house types allowed the investor to accommodate couples, families and larger groups while maintaining a consistent architectural character across the development.
Different floor areas and functional layouts created a varied accommodation offer within one repeatable modular concept.
All three lodge types accommodate four to six guests and include private saunas, supporting a consistent premium standard across the park.
Modular production on a larger scale
Modular production on a larger scale
Producing 40 homes required a coordinated process that maintained consistency across multiple units and configurations. The use of modular technology supported controlled production, efficient on-site assembly and the delivery of a coherent holiday park concept at scale.
The project demonstrates how TLC Unit can support major tourism investments by combining varied accommodation types, premium amenities and multi-unit manufacturing within one development.
A scalable business model for premium hospitality
A successful holiday park is more than a collection of individual homes. It is a coherent hospitality concept that can develop together with demand, the available budget and the long-term plans for the location.

Modular homes that can grow with your Holiday Park
Modular homes that can grow with your Holiday Park
Most TLC Unit models can be incorporated into a larger holiday park concept and adapted to different guest profiles, levels of comfort and operating requirements.
By combining different house sizes and layouts within one coherent architectural direction, investors can create a varied accommodation offer that can be developed and expanded over time.
For holiday park operators, the right accommodation mix is directly connected with business performance. House size, interior standard, guest capacity and seasonality all influence the expected rental rate, occupancy and ADR strategy. That is why we look at modular homes not only as buildings, but as revenue-generating accommodation units within a larger hospitality concept.

Investor FAQ
The appropriate number depends on the plot, target guest, available budget, operating model and required infrastructure. TLC Unit focuses on professional multi-unit hospitality developments and assesses each project individually.
Modular homes can support ROI by shortening time-to-market, reducing the amount of work required directly on site and allowing the park to open or expand in phases. For operators, this means accommodation units can enter the booking cycle sooner and start contributing to occupancy, ADR and overall revenue performance.
